What a Home Inspection Actually Covers

A full inspection covers the structure, roof, attic, insulation, HVAC systems, electrical panels and wiring, plumbing, water heater, interior finishes, windows, doors, and site grading. Thermal imaging is included on every inspection — it reveals moisture intrusion, missing insulation, and overheating circuits that are invisible to the eye. Every finding is validated before your report is delivered, within 24 hours of the inspection.

New Construction

The Three Phases of a New Build — and Why Each One Matters

Pre-drywall: the only moment framing, wiring, plumbing rough-ins, and ductwork are visible. Once drywall goes up, everything behind it is sealed permanently — inspected or not.

Pre-closing: a complete inspection of the finished home before you sign, so every defect is documented while the builder still has to fix it.

1-year warranty: most builder warranties expire at one year. An inspection just before that deadline catches everything the builder is still obligated to repair.

The Most Expensive Thing You Cannot See

A sewer scope sends a camera down the main sewer line from the house to the city connection, identifying cracks, blockages, root intrusion, belly sections where waste pools, and pipe material. Sewer repairs can run thousands of dollars — a $175 scope ($150 bundled) is cheap insurance on a line no surface inspection can see.
