Thermal imaging is included on every inspection. Your report is delivered within 24 hours, with every finding thoroughly validated before delivery.
How long does a home inspection take?
Most inspections take 4 to 8 hours depending on the size and age of the property. Larger or older homes may take longer. Your report is delivered within 24 hours of the inspection.
Should I attend the inspection?
Yes, and it's strongly encouraged. Walking through the property with your inspector is the best way to understand findings firsthand, ask questions on the spot, and leave with real confidence about what you're buying.
What does the report look like?
Reports are digital and mobile-friendly, delivered via a secure link. Each finding includes photos, a clear description, and a severity level. The format is designed to be easy for buyers, sellers, and agents to read quickly.
Do you use thermal imaging?
Yes. Thermal imaging is included at no extra charge on every inspection. It helps identify moisture intrusion, insulation gaps, and electrical hot spots that are invisible to the naked eye.
New Construction
Do new construction homes need a home inspection?
Yes. New construction homes still have defects, and the builder's inspection only checks for code compliance. A third-party inspection catches issues the builder's team may miss. Defects found early are far cheaper to correct than those discovered after closing.
What is a pre-drywall inspection?
A pre-drywall inspection takes place before the walls are closed up, while framing, electrical wiring, plumbing rough-ins, and HVAC ductwork are still fully visible. This is the only window to inspect what's inside the walls before they're sealed permanently.
What is a pre-closing inspection?
A pre-closing inspection happens in the final days before you take possession, once construction is complete. It covers everything a standard home inspection does and gives you documentation of any outstanding issues before you sign.
What is a 1-year warranty inspection?
Most new construction homes include a 1-year builder warranty. A 1-year warranty inspection is conducted before that warranty expires, identifying any defects the builder is still obligated to repair before the window closes.

What is radon testing and do I need it in Colorado?
Radon is a colorless, odorless radioactive gas produced by uranium decay in soil. It's the second leading cause of lung cancer in the US, and Colorado has one of the highest radon rates in the country. Testing measures the concentration inside the home. Levels at or above 4 pCi/L are the EPA action threshold. Radon testing starts at $200, or $150 when bundled with an inspection.
What is a sewer scope inspection?
A sewer scope sends a camera down the main sewer line from the house to the city connection. It identifies cracks, blockages, root intrusion, belly sections (low spots where waste pools), and pipe material. Sewer repairs can run thousands of dollars. Sewer scope starts at $175, or $150 when bundled with an inspection.
Can I add radon or sewer scope to my inspection?
Yes. You can add either or both when booking online or by calling (303) 961-1522. Bundling saves $25 per add-on and keeps everything to a single visit.

When will I receive my report?
Your report is delivered within 24 hours of the inspection. That window gives Cody time to go above and beyond validating deficiencies before the report lands in your inbox. You'll receive a link via email to your digital, photo-rich report.
What happens if issues are found?
Every home has findings. Your report documents what was found, the severity, and context to help you understand what's routine and what needs attention. Cody is available after delivery to walk through the report and answer questions. Your findings can be used to negotiate repairs or credits with the seller.
Do you offer re-inspections?
